Do you need a permit to remodel in New Hampshire?

New Hampshire has no statewide building code enforcement, permits are handled town by town, and the rules in Keene are not the rules in Swanzey or Jaffrey. But the pattern is consistent, and the short answer is: most remodels that change more than finishes need a permit.

Usually needs a permit

• Moving or removing any wall (load-bearing or not, in most towns)
• New or relocated plumbing, moving a sink, adding a bathroom, a basement bath
• New or modified electrical circuits, a panel change, most recessed-lighting jobs
• Structural work, headers, beams, deck framing, a new opening in an exterior wall
• Additions, dormers, egress windows, finished basements
• Replacing windows and exterior doors (in many towns), re-roofing (some towns)
• Any change to the building footprint or a change of use (e.g. adding a rental unit)

Usually does not

• Cabinet replacement in the same layout, countertops, backsplash
• Flooring, paint, trim, fixtures swapped one-for-one in the same location
• Like-for-like appliance swaps

"Usually" is doing work in those lists, always confirm with your town's building department, because a handful of Monadnock-region towns permit more aggressively than the norm.

How long it takes

A straightforward interior remodel permit is often issued in 1–2 weeks once the application and drawings are in. Anything needing a zoning variance, a planning board review, or shoreland/wetland approval adds 1–4 months. We build the permit timeline into the project schedule so it overlaps design instead of delaying the start.

Why it matters, and why we pull them

Unpermitted work is the thing that stalls a house sale. An appraiser or a buyer's inspector finds a bathroom that is not on the town record, and now you are retro-permitting under scrutiny, or discounting the house.
