The cheapest square footage in the house — done right
A finished basement is the best dollar-per-foot space you can add. But only if the water and the air are handled first. We do both before a single stud goes up.
Water and air come first
Moisture control
Interior drainage, sump and vapor management as needed — so the finished space stays dry through mud season.
Insulation & air sealing
Continuous insulation on the walls and rim, sealed penetrations, and a plan for humidity — the difference between a warm room and a cold one.
Egress & code
A code-compliant egress window or door where a bedroom is planned, plus smoke/CO and the permit set.
Layout
Family room, home office, gym, guest suite, bar or workshop — planned around the mechanicals that have to stay.
Finishes
LVP or engineered flooring, drop or hung ceilings for access, recessed lighting and the trim that makes it read as living space.
The extras
Wet bars, media walls, egress wells and full baths — built by the same crew, off one plan.
What does finishing a basement cost?
Roughly $28k–$55k for an average basement at a mid finish level, more with a full bath or wet bar. Run the budget calculator.
My basement gets damp. Can it still be finished?
Usually — but the moisture has to be solved first, not covered up. We'll tell you honestly at the consult whether it's a drainage fix or a bigger issue.
Can I add a bedroom down there?
Yes, with a compliant egress window or walk-out and the right ceiling height. We handle the permitting.
