Design-build vs. hiring a designer and a contractor separately

Kitchen designed and built by one team

The traditional way to remodel involves three companies: a place you buy materials, a designer or architect who draws the plan, and a contractor who builds it. Design-build puts all three under one contract. The difference isn't just convenience — it changes who's responsible when something doesn't line up.

The gap in the traditional model

You pay a designer to produce a beautiful plan. Then you take that plan to contractors to bid. Often the bids come back well over budget, and now you're stuck: pay more, redesign (and pay the designer again), or value-engineer on the fly with a contractor who wasn't in the room for the original decisions.

When a problem shows up mid-build — the cabinets don't fit the plan, the beam is bigger than drawn — the designer says it's a construction issue and the contractor says it's a design issue. You're the one holding both invoices.

What design-build changes

  • Pricing happens during design, not after. The team drawing your kitchen knows what things cost and what the crew can build, so the plan and the budget stay in the same room.
  • One point of accountability. If the counter doesn't fit, it's the same company's problem to solve — there's no one to point at.
  • Selections tie to the build. Because the showroom, the fabrication and the install are one operation, what you picked is what shows up.
  • One schedule. The designer, the fabricator and the crew work off the same calendar.

The trade-off: you're choosing one team's aesthetic and process instead of shopping designers independently. That's why the consult matters — you should see finished work you like before you commit.

When hiring separately still makes sense

If you already have an architect you love, or the project is architecturally ambitious enough to want a dedicated design firm, hiring separately is reasonable — bring us the drawings and we'll build from them. We also offer a design-only package for the reverse case: you want our plans and selections, but you have your own builder.

The short version

Design-build trades a little choice up front for a lot less friction later. For most kitchen, bath and whole-home remodels, that's the trade worth making.
