We price during design, not after — the team drawing your project knows what it costs and what the crew can build. You approve an itemized number before demolition.
Not unless we hit something genuinely hidden — rot, failed wiring, a structural surprise. When that happens we show you the finding and the options before doing the work, never after. A contingency is named in the contract.
Roughly 6–10% of the construction budget on a design-build contract, or a fixed fee for a design-only package. Initial consultations are free; a paid design retainer is credited toward the project.

Plan on three to four months from first consult to a finished kitchen — most of it before demo. Construction is 6–9 weeks on site, plus a 1–2 week gap while counters are fabricated. See the full timeline.
4–6 weeks on site for a single bath, with the same short gap for stone fabrication.
Late selections, mid-build change orders, hidden conditions in older homes, and backordered long-lead materials. We front-load selections and won't start demo until critical materials are in hand or firmly scheduled.
One project manager start to finish, our in-house carpentry and finish crews, and vetted electrical, plumbing and mechanical subs we've run for years — all under our GC.
Yes — bring the drawings and we'll build from them, and collaborate on material selection through the showroom.
No. Counters-only, cabinets-only, a fixture swap or a single trade are all normal here.
Our workmanship warranty on the build, plus manufacturer warranties on everything installed — including lifetime coverage on lines like Pfister faucets. We do a final walk-through and come back if something moves.
