The laundry room is the small project that punches above its weight — you use it constantly, and a good one takes ten minutes of friction out of every load. Here's what the work runs in the Monadnock Region.

Budget bands

• Refresh in place — paint, new counter over the machines, a wall cabinet or open shelf, better lighting, a utility sink: $2,500–$6,000.
• Closet or nook to real laundry room — cabinetry, folding counter, sink, upgraded venting, tile floor, maybe a pocket door: $7,000–$15,000.
• Relocate laundry (basement to main floor, or into a mudroom) — new plumbing supply and drain, a dedicated 240V circuit for the dryer, floor pan and leak sensor, dryer venting to the exterior: $12,000–$25,000+ depending on how far the runs travel.

Where the money goes

• Plumbing and electrical if anything moves — a moved drain is the single biggest driver.
• Cabinetry and counter — a full wall of cabinet with a folding counter is essentially a small kitchen run.
• Dryer venting done right — short, rigid, sloped to the exterior. A long or crushed vent is a fire risk and the reason a dryer takes two cycles.
• Finishes — tile floor (water is a when-not-if), a drop-in or undermount sink, a good faucet with a pull-down sprayer.

Upgrades worth doing

A folding counter at 36" over front-loaders. A hanging rod or a section of tall cabinet for drip-dry. A utility sink — hand-washing, soaking, filling buckets. A leak sensor or an auto-shutoff valve, cheap insurance on a main floor. And real light: a laundry room lit by one bulb hides stains you'll find later.

Combining it with a mudroom

In a lot of New Hampshire houses the laundry and the back-door drop zone want to be the same room — boots, coats, dog leashes, and the washer on one wall.
